2605 Grand Concourse, one of the first major ground-up residential projects on Grand Concourse in decades, is a 12-story mixed-income development. The building provides 94 affordable units ranging from studios to 3-bedroom layouts. Along with its Art Deco design, the building includes a 5,000 square foot green roof for residents’ enjoyment and on-grade parking. The development is conveniently located near major public transportation and was made possible through 421(a) tax abatement benefits, HPD and HDC Mixed-Middle-Income (M2) Program, and long-term HDC issued bonds. The affordability band include 25% of the units affordable to households at or below 60% AMI and 75% of units affordable between 80-130% AMI.
